Most buyers who visit Barefoot walk the model homes, pick a neighborhood, and then figure out which builder is in it. That approach works fine if you're set on a specific area. But if you haven't locked in on Barefoot Lakes versus Barefoot Village yet, Richmond American Homes deserves a closer look — because they're the only builder at Barefoot offering homes in both sub-neighborhoods, across three different product types, at three meaningfully different price points.
That's unusual. And it's worth knowing before you start touring, because walking into a Richmond American model without understanding which product line you're looking at can leave you confused about what you're actually buying into.
The Duos: Richmond American's Paired Homes at Barefoot Village
The Duos at Barefoot Village are Richmond American's most affordable product at Barefoot — paired homes (sometimes called duplex-style, though they feel more like attached townhomes) starting in the mid-to-high $600s. Per Barefoot's own site, the Duos feature finished basements and are positioned near the community's lakes and trails, with access to the on-site pool, clubhouse, and sports courts.
The Duos are genuinely interesting if your priorities are price, proximity to Village amenities, and lower-maintenance living. What they're not: a substitute for a single-family detached home if privacy, a private yard, or a 3-car garage matters to you. I always walk buyers through the distinction before the tour, because the Duos attract a different buyer than any of Richmond American's other product lines at Barefoot.
Village Single Family: The Mid-Tier Option Now Opening
Richmond American's Village Single-Family Collection at Barefoot Village is the newer of the two Village offerings — the community was listed as coming soon at the time I'm writing this, so availability and floor plan details should be verified directly with Richmond American (prices as advertised start from the $700s, subject to change). This is the middle of Richmond American's range at Barefoot: more square footage and more detached-home feel than the Duos, at a price point below what you'll find at Barefoot Lakes.
If you're drawn to Barefoot Village because of its walkability and the Village amenities still in development, but you want a single-family home rather than a paired product, this is the collection to watch. Keep in mind that Barefoot Village's full amenity package is still building out — some of what's planned isn't open yet, and that reality should factor into your decision. I don't say that to steer you away; I say it because buyers deserve the honest picture.
Barefoot Lakes: Five Floor Plans and Some of the Largest Homes at Barefoot
Richmond American's primary presence at Barefoot Lakes is their single-family collection, with homes starting from the $800s (verify current pricing at barefootcolorado.com — prices are subject to change). They have five model plans available: the Pinecrest (2,490 sq ft, ranch-style, 4 bed/3.5 bath), the Hemingway (2,550 sq ft, two-story, 5 bed/3.5 bath), the Dillon II (3,271 sq ft, two-story, 5 bed/4.5 bath), the Daley (3,480 sq ft, two-story, 6 bed/5.5 bath), and the Paxton (4,644 sq ft, two-story, 6 bed/6.5 bath). All include 3-car garages.
The range here is notable. The Pinecrest is a well-proportioned ranch for buyers who want one-story living at Barefoot Lakes. The Paxton is one of the largest homes in the entire Barefoot community. If you're coming from a larger home and don't want to sacrifice square footage, Richmond American's Lakes lineup deserves a serious look — Pulte and Brookfield's Artisan portfolio top out below the Paxton's ceiling.

What Richmond American's Design Center Approach Means for Your Budget
Richmond American markets their homes as coming with designer-curated, color-matched fixtures and finishes — the pitch is that you move in without needing a designer. In practice, this means their standard-included selections are more cohesive than you'll find with some national builders. That's genuinely a plus.
But it can also soften your awareness of where you are in the design center process. "Color-matched" doesn't mean you're done choosing — it means the base palette holds together. Structural upgrades, electrical additions, and major finish changes still happen at the design center, and they still add up quickly. I've watched buyers walk in expecting a straightforward confirmation of what they'd already seen in the model, and walk out with $40,000 more on their contract than they planned for.
The standard caveat applies: structural options (extra electrical circuits, rough-in plumbing, ceiling prep for fans) are things you genuinely cannot add later without a major remodel. Finish upgrades — flooring grades, cabinet hardware, countertop levels — are things you can often source at better prices after closing.
